1.) Bookings are normally from Saturday to Saturday. Entry not before 4.00pm on arrival date and properties must be vacated by 10.00am on day of departure. Other dates are available by arrangement

2.) All bookings to be confirmed with a deposit of £100 per property payable within 7 days of initial booking acceptance. The balance of payment for your holiday will then be due 8 weeks before the date of arrival. All bookings made less than 8 weeks prior to date of arrival will require full payment before the booking can be secured and confirmed

3.) If the holidaymaker cancels less than 8 weeks before the intended start date then all moneys paid by the holidaymaker shall be forfeited to the proprietors.

4.) If the holidaymaker cancels 8 weeks or more before the intended start date then all moneys paid less the deposit shall be refunded.

5.) Electricity is not included in the rent. Meters are situated in both properties and take £1.00 coins.

6.) The proprietors accept no responsibility for any injury to residents, their families, or to any animals belonging to them, or any visiting guests. And also any damages to any property belonging to any of the above, including motor vehicles.

7.) Hires will be liable for damage they or any guests or pets within their group may cause to the holiday property structure or inventory.

8.) The proprietors reserve the right to decline accommodation and to order any unauthorized person off the premises. The proprietors also reserve the right to restrict access to pets at their discretion.

9.) Holidaymakers are requested to leave their cottages as clean and tidy as they will find it. Failure to do so may incur an additional cleaning charge payable to the proprietor.

10.) Numbers of the people occupying the cottages must not exceed the numbers stated in the details i.e. 6 in Heather cottage or 8 in The Steading or as agreed at the time of booking confirmation, and this number will comprise of the same individuals throughout the period of hire. The entertaining or accommodation of persons outside the group is strictly forbidden without prior consent.

11.) The proprietor reserves the right to change without notice the contents and facilities offered for hire as stated within the inventory or by other means.

12.) The proprietor reserves the right to remove any persons from the premises for the any part of the booking the persons behavior is deemed to be grossly inconsiderate or is in breech of these conditions. This action will be done without refund of any payments made for rental.

General notes for guests.

All properties are fully furnished and equipped including colour TV, microwave, washing machine iron and board etc. Beds are made up for your arrival. Bed linen, tea towels are supplied. Please bring your own towels. Cleaning material also supplied.

Cot and high chair on request and is subject to availability at all times. Please indicate requirement at time of booking.

Pets by arrangement. Because of livestock and wildlife dogs must be kept on leads around the garden area. They will not be left alone in the properties.

For the lounge fires the first bag of logs is free. Further logs will be collected for you by our children who will try and make a small charge for this!

Strictly no additional overnight visitors and no large groups in either properties. Our insurance requires that we have a record of all residents to the properties.

At all times guests are requested to show consideration for other residents in nearby properties. This has particular reference to the use of the outdoor areas of the property.
